Area Overview

The Village of Elnora was incorporated in 1929.Elnora is located along the Canadian National Railway, Calgary - Tofield branch line.The Village has an elevation of 930 metres and a gently rolling topography.From the highest area located in the northeast, the land slopes off toward the southwest and west.

Location

The Village of Elnora is located in the County of Red Deer #23, in the rolling mixed farming district of the central Alberta Parklands.It is about 75 km south east of the City of Red Deer and 145 km northeast of Calgary.

Economic Base

Elnora's economy is based on its role as a trade, distribution and service centre to the surrounding agricultural areas. The oil & gas industry is also active in the area.

Opportunity
The Village of Elnora in conjunction with the David Thompson Health Region is offering the former Elnora 10-bed Prototypical Hospital building to a prospective client for a long-term lease.

The successful applicant would be expected to fund all operating and maintenance costs as well as any renovations which might be necessary. Other programs such as Home Care Nurses, possible Nurse Practitioner, Neighbourhood Place, F.C.S.S. etc. would also be considered as co-occupants to be negotiated with the partner. The final partnership agreement would need to have Ministerial approval.

The Community owns the former Doctor's Clinic building on the same property which has been turned into a Day Spa and Esthetics business.

An estimate of the operational and maintenance costs follows. It should be noted that this was prepared before the present increase in utility rates.

Economic Facts

Elnora has a variety of commercial and retail stores which include grocery, pharmacy, two banks, a cafe, bar & grill and other essential services. Tourism is becoming increasingly important to Elnora's economy, partly due to its proximity to the Red Deer River Valley and Pine Lake. The Village has a trading area population of about 5,000 persons who reside within a 30 km radius.

Air Services

The nearest airport is at Three Hills, which has all-weather facilities and a 915 metre runway. The nearest commercial and air freight services are at Calgary International Airport. Red Deer Regional Airport is currently operational and we expect it to be taking passanger flights in the near furture.

Highways

Highway 21, located just west of Elnora provides access to the Village of Delburne to the north and the Towns of Trochu and Three Hills to the south. Secondary Road 590, located just north of Elnora, connects to the Town of Innisfail to the west and the Mackenzie Crossing of the Red Deer River and the Village of Big Valley to the east.
